Mortgage & Rate Calculator
This mortgage calculator can be used to figure out monthly payments of a home mortgage loan, based on the home's sale price, the term of the loan desired, buyer's down payment percentage, and the loan's interest rate. This calculator factors in PMI (Private Mortgage Insurance) for loans where less than 20% is put as a down payment. Also taken into consideration are the town property taxes, and their effect on the total monthly mortgage payment.Stage 1: APPLICATION - Compile Documents and Submit

of care and attention throughout the entire mortgage process. You may be asked for some or all of this
documentation during the application process. If you apply online or over the phone, a Mortgage Loan Originator
will ask you to either fax or mail these documents.

- Pay stubs for the last 30 days
- W-2 forms for the last two years
- Tax returns for past two years (personal and business if applicable)
- Year-to-date Profit & Loss statement (unaudited in most cases)
- Bank statements for the past two months reflecting sufficient funds to close and required case reserves
- NOTE: Large deposits will need to be explained and its source verified.
- Investment account statements for the past two months - Life insurance policy
- Retirement account statements for the past two months
- Credit card account(s)
- Auto loan account(s)
- Personal loan account(s)
- Photo identification is required
- Copy of current Mortgage account(s) statements or current tax bill(s) for all properties
- Copy of current Home equity account(s) statements
- Home insurance policy and broker contact information

Stage 2: PROCESSING - Process and Verify
Your Loan Originator, coordinating with your Loan Processor, will review the documents you've submitted for completeness and will request the necessary third party verifications and evaluations. Once all third party requests have been received, the file will be reviewed for accuracy and the loan will be sent to Underwriting for review.
- An appraisal is ordered from a Luxury Mortgage Corp approved appraiser.
- NOTE: A contact person (either you or your realtor) is required for access to the home.
- Other third party verifications are performed during this stage.
Stage 3: UNDERWRITE - Analyse and Disposition
The goal of the Underwriter is to review applicants' credit worthiness and insure they have sufficient income to support the requested loan. While we aim to provide the underwriters all the pertinent information to support your financial profile, each case is different and underwriters may ask for additional supporting documentation.

Stage 4: CLOSING - Gathering Final information and Scheduling the closing
Our Closing team reviews the file for legal and compliance-related items, addresses any open loans or municipality restrictions in the title history of the property and coordinates the time and location of the closing. Items that are of importance for closing:
Prior To Closing- Homeowners Insurance naming Luxury Mortgage (your new lender) as the additionally insured.
- NOTE: Provide the name and contact information for your insurance broker and we'll do the rest.
- Schedule appointment to walk through property one last time
- Transfer utilities accounts
- Ensure closing cost funds are available
- Photo Identification: Bring your drivers license
- Binder for Homeowners Insurance & Paid Receipt
- Certified or Cashier's Check (for your down payment and closing costs)
- Clear your evening to celebrate
